As the city continues to develop, apartment buildings become scarce even in apartment heavy neighborhoods such as Downtown Toronto. However, there is always one or two quality, although relatively old buildings that periodically have vacancies. It all depends on how well one searches and the resources one uses to find his or her preferred apartment rental.

Many Downtown Toronto rentals come to the market two months before they are vacant and available for rent. That is to say, an apartment will be advertised on October 1st and be vacant on December 1st. That said and done, if you are not ready to move for at least 6 months, you will not likely have any options to choose from or rather consider.

The current gross average rent for a spacious one bedroom apartment in Toronto is $1,250 while that of a 2 bedroom apartment is $1700. Note that the prices change from time to time as there is always a high demand for apartment rentals in Downtown Toronto as aforementioned. Vacancy rates are simply at their all time lows, which simply mean that landlords and landladies have the ultimate say on whom they can rent to and for how much.
